April 2023 Newsletter

Board Meeting The next meeting of the 1620 Broadway Residential Association is this Tuesday, April 25, 2023 at 4:30pm over Zoom. Please check your email for the agenda and link. Deliveries At times Amazon and other contracted delivery people do not have the “key” to access our building. In that instance, they are to use the call box to gain access to the lobby.  If you are in the lobby it is appropriate to allow them access to the lobby.  They will be wearing a uniform and have a package.  At times the delivery person has instructions to deliver the package to the unit front door.  If this is the case, it is the delivery person’s responsibility to call the unit owner to give them access to the elevator. Do not give the delivery person access to floors 2-6. Liners in Bins in the Floor Garbage Rooms There are recycled paper and plastic bags on the shelf in each floor’s garbage room.  Please use one of these to put your loose garbage into before placing it i...

Board meetings will occur the 4th Thursday of every month at 4:30pm in 2023. New Committee Structure in the world of ARC The Architectural Review Committee (ARC) has been around since the HOA was first constituted. Historically ARC has reviewed all requests from owners related to construction, design, and decorations. As the building continues to mature and we grow as a volunteer base, we have come across more owners making structural changes to their units and have come to realize that architectural and construction requests require a different review than design and decoration requests. As such, a new committee has been proposed. The Design Review Committee (DRC) will be about aesthetic requests such as doorway decor, phantom screens, lobby furniture, etc. The ARC will continu...

In an effort to maintain our elevators and prolong their lives, we urge residents to keep in mind the following: The elevator doors must never be held or forced open manually; doing so interferes with the operating control system and will cause malfunctions. The...

December 2022 Newsletter

Owner Alert from the Insurance Committee Recent leak issues with HVAC units in two condos have created challenges for the owners and the Association. Both leak issues followed the installation of new HVAC units to replace the ones originally installed in 2005. The leaks were detected in adjacent units, and led to a common question presented in condominium buildings: who bears the financial responsibility for the repairs and remediation? The Association's casualty insurance policy covers all units, but has a $10,000 deductible which is apportioned to the damaged units. We also learned during the adjustment of one of the recent leak claims that the Association's policy does not cover damages due to long term leaks or mold. A response to an inquiry posed to Brian Timms at Timmco regarding whether similar exclusions typically exist in individual condominium policies was that they do, with some coverage available by special endorsement. Therefore, it is important to ...

Abe's Broadway Cleaners - Interview

Image
Story and interview by Alexandra S 1620 NE Broadway is a wonderful place to live, made even more great by the fact that we can walk to such a variety of shops at our doorstep. How many people can say they live essentially across the street from a bakery, a chocolate factory, two great pubs, two Thai restaurants, multiple coffeehouses, and an amazing locally owned bookstore? Each local business in our neighborhood has their own fascinating story of how they came to be, but one in particular also illuminates one of the oldest dreams of American democracy- that this country be a place where immigrants from all corners of the world may come seeking a better life for themselves and their children. One story that illustrates this is just a few hundred yards away from our front door- Abe’s Broadway Cleaners at 1730 NE Broadway. Jose Pat Caro immigrated to Oregon when he was just eighteen years of age. That was twenty-five years ago. It wasn’t easy, he says, to leave his parents, whom have bee...
